Spray Foam Surveyor Problems — What RICS Actually Says

Why surveyors flag spray foam, what they look for, and how to prepare for a survey if foam is in place.

RICS guidance and the surveyor's job

RICS updated guidance in 2022 specifically addressed retrofitted spray foam. Surveyors are required to flag it as a potential defect, comment on visibility of timbers, ventilation status and the presence of installer documentation. They are not, in most cases, qualified to clear the property — that's the lender's call, informed by the surveyor's findings.

What the surveyor checks

  • Foam type and apparent condition.
  • Whether timbers are visible for inspection.
  • Adequate ventilation and absence of condensation.
  • Presence of installer paperwork or BBA certification.
  • Any signs of moisture, rot or pest activity.

Preparing for a survey

Clear access to the loft hatch. Have all installer documentation to hand. If you have an independent inspection report, leave it with the surveyor. Do not paint or cover the foam to disguise it — surveyors are trained to identify it.
